What 31 means
Code 31 on a current GE Zoneline AZ95 single-package vertical unit (AZ95E or AZ95H) is a communication error with a 2-way thermostat. The unit and the wall thermostat are not talking to each other, so the guest or resident has no control of the unit. This matters in hotels and condos with managed room controls. Older AZ90 and AZ91 Zoneline units do not use this code.
Common causes of 31
- Communication wiring to the 2-way thermostat
- Thermostat not powered or not responding
- Mismatch between the thermostat and the unit
1. Hold MODE, then press AUX, to read stored errors; -- means none. 2. A press of AUX erases the entries and any other key leaves them stored. 3. Check whether the wall thermostat is lit and responding. 4. Try changing the setting on the thermostat and watch the unit. 5. Contact your property manager, who typically owns the room controls and wiring.
- Whether the thermostat, the wiring or the unit is the weak link is not clear from the code.
- We test communication from both ends.
- Repairs are quoted in writing first and covered by our 30-day workmanship warranty.

Who controls the unit during code 31?
Control is lost from the wall thermostat. Depending on the setup, the unit may run on its last settings. Staff can check whether the thermostat display is still on.
Should a resident try to rewire anything?
No. Wiring belongs to the building. Report it to your property manager and we can check the unit end. The building maintenance team can trace any wiring problems safely.
Is this like code 3?
Related, but different. Code 3 is about an external thermostat signal, while code 31 is communication with a 2-way thermostat. Both point to the thermostat, so they are often reported together.
Still unsure about 31?
A technician diagnoses it on site and gives you the price in writing before any work starts.
